The analyst believes the company's resident services segment presents a major growth opportunity. KeyBanc suggests this service could become a meaningful driver of average revenue per user, with residents potentially spending over $100 monthly on additional offerings. Adoption is still early and faces some state restrictions, but the firm views it as the most significant potential upside.
The new $280 target is based on a valuation of 7.5 times projected 2027 enterprise value-to-sales and 27 times enterprise value-to-free cash flow.

AppFolio's recent financial performance has been robust. For the second quarter ending June 30, 2026, the company reported revenue of $281 million, a 19% increase from the same period last year. This performance also pushed the company's trailing twelve-month revenue above $1 billion for the first time.
Based on this momentum, AppFolio raised its full-year 2026 revenue outlook. The company now expects revenue between $1.117 billion and $1.127 billion. It also provided guidance for its non-GAAP operating margin.

AppFolio's management also indicated that unit growth from existing customers may moderate. This could limit near-term expansion.
The stock's valuation presents another hurdle. AppFolio currently trades at a forward price-to-earnings ratio of 31.86. This represents a significant premium to the industry average P/E of 22.41, leaving little room for operational disappointments.
